Trellis

4260 El Camino Real is a zero lot line property. There are no trellises with plants growing on them anywhere on the building nor anywhere on our property.

The front stairway walls have a lattice design similar to a trellis but the wall is right at the sidewalk. There is no room for plants.

It isn’t attractive. It is ugly.

People walking past it, set unwanted cups, bottles and cans on it.

The back wall of 4260 El Camino Real has a similar design feature.

The two color scheme proposed for 4260 El Camino Real will break-up the all brown monotony. A lattice/trellis will add no value. It would reduce the durability of the siding and create maintenance issues.

There are no plants, other than redwood trees, in the yard of the condominium complex. The condominium complex clearly has no desire to grow plants on a trellis. There are no doors leading from any of the condominiums to this space. This space is not visited by the residents of the condominium complex.

Condo space immediately behind 4260 El Camino

The condominium complex chose to have a simple smooth brown wall. If they were to want a trellis or a lattice design feature, they could put it on their own 10′ high fence.

None of the condominium windows directly face the back of 4260 El Camino Real. None of the condo units have doors leading to the yard. This yard is a dark, difficult to access, unused, space.

The back of 4260 El Camino Real is barely visible from the parking lot of the next door Cabana Hotel.

A lattice design/trellis adds nothing of value to the design of 4260 El Camino Real. It would create maintenance and durability issues.

We do not want nor ever wanted any lattice nor trellis on the walls of 4260 El Camino Real. We documented this prior to the 2nd ARB meeting and then received vague comments that: we shouldn’t oppose the trellis, that the trellis wouldn’t have to be “structural”. We accepted this guidance at the last moment before the 2nd ARB meeting and assumed if it were required it could be painted on the back of our building. However, we want to again note, the yard behind our building has no doors leading to it, the yard is unused space, there are no windows directly facing the back of our building, and the condominium complex has a smooth 10′ high wall which is closer to the nearest occupant than our building and which the occupant could put a trellis on but hasn’t. Our design team tried to comply with this vague guidance at the last minute, but the ARB used the lack of details as a reason to reject our siding and roof replacement.
